The Spanish residential market is experiencing clear expansion in the most exclusive segment, driven by growing international demand, the consolidation of destinations that combine vacation and business tourism, and, especially, the boom in branded residences. Spain currently has one of the highest growth rates for this type of development in Europe, with a pipeline that forecasts more than 2,000 new units linked to hotel or lifestyle brands in the coming years, reinforcing the country’s appeal as a residential and long-term investment destination.
In this context, CALEDONIAN, a developer and construction company, closes the financial year with one of the strongest balance sheets in its history. The company has achieved a global turnover of more than €90 million, tripling the volume recorded in 2024, and has consolidated a portfolio of developments valued at more than €500 million, the result of a comprehensive model that controls the entire real estate process—development, construction, and sales—under the same standard of excellence.
“This growth confirms the soundness of CALEDONIAN’s model and the strength of very consistent demand in the top end of the residential market, which allows us to face 2026 with the expectation of breaking records again,” says Enrique López Sastre, CALEDONIAN’s Director of Sales and Marketing.
In Madrid, the Caledonian Javier Ferrero development, located in the Ciudad Jardín neighborhood, has established itself as one of the most important residential developments in the capital, transforming one of the main streets in the area—completely redesigned by CALEDONIAN itself—and setting a new standard in urban integration, green spaces, and quality of life, just a few minutes from the M-30 and strategic hubs such as Príncipe de Vergara.
The project sold out in September 2025 and was recognized as the first 100% residential development in Madrid to obtain LEED Platinum pre-certification. It also stood out forincorporating one of the largest private spa and wellness areas in a residential development in the city, more than 2.5 km² of gardens, a 25-meter heated outdoor pool integrated intothe landscape, and the introduction, for the first time in Madrid, of urban townhouses, with architecture by Marcio Kogan and landscaping designed by Isabel Duprat.
On the Costa del Sol, The St. Regis Residences, Casares, Costa del Sol represents one of the most significant milestones in the recent Spanish residential market. It is the firstexclusively residential development in Spain by St. Regis, the most historic brand of the Marriott Group. The project introduces a new category of housing to the country: brandedresidences linked to the standards of service, design, and experience of one of the world’s most iconic hotel brands.
Since its commercial launch on April 1, 2025, the project has performed exceptionally well, closing the year with over 40% of the total development sold out of a projectcomprising 46 units. This prompted CALEDONIAN to bring forward the launch of phase 2 to the end of 2025, marketing the residences at a price range of approximately €2.75 million to €8.25 million.
These types of developments reflect the company’s positioning in the prime segment. “Projects such as The St. Regis Residences, Casares, Costa del Sol always reflect ourunderstanding of real estate: unique developments with a strong architectural identity and a standard of quality that transcends the residential product to become an experience,” explains López Sastre.
The development of The St. Regis Residences, Casares has also been the starting point for a strategic alliance between CALEDONIAN and Atitlan, one of the corporate highlights of2025. This agreement is structured as a joint venture aimed at developing unique new residential projects in Spain, combining CALEDONIAN’s development, construction, and commercial capabilities with Atitlan’s investment and strategic vision.
Looking ahead to 2026, CALEDONIAN is embarking on a new phase of growth based on a roadmap that combines innovation, corporate strengthening, and business diversification. In this context, the company will launch Caledonian Approved, led by Enrique López Sastre himself, a service designed to certify and enhance the value of CALEDONIAN propertieson the second-hand market, ensuring that the homes maintain the same standards of quality, design, conservation, and technical excellence that have defined the firm since itsinception. This division seeks to ensure buyer confidence and protect the long-term value of the developments.
At the same time, CALEDONIAN will begin work on its new headquarters (HQ) in Madrid, which will house its corporate offices, and will begin the commercial rollout of two office floors, with areas exceeding 700 m², starting in the first quarter of 2026.
This new strategic cycle will be reinforced with the launch of RAWLAND, scheduled for the first quarter of 2026. Located in the Sierra Cortina enclave between Villajoyosa and Benidorm, this project will mark a milestone in the company’s history as it will be the first time that CALEDONIAN enters the hospitality sector with the development of a hotel. Integrated into a large-scale residential concept that combines residences and hospitality under the Barefoot Luxury proposal, the project features signature architecture by Marcio Kogan, extensive green and sports areas, and a careful selection of spaces linked to wellness and the Mediterranean lifestyle.
“2026 marks a turning point for CALEDONIAN, with projects that strengthen our corporate structure, allow us to diversify without losing focus on excellence, long-term valueprotection, and expand our business and geographical reach. In fact, we are evaluating the opportunities of starting residential projects outside Spain,” concludes Enrique López Sastre.
